Whether you’re buying, selling or investing in Raleigh, Durham, Wake Forest or anywhere in the Triangle, these guides walk you through what to expect, in the same order we’d walk through it with you.
Investor guide
Evaluating a Triangle investment
This is the order we follow when we look at a deal for ourselves, so you can test your own numbers the same way. Figures are estimates, not appraisals; please consult your own financial and legal advisors.

- 01Start with the plan
Will you hold the property, renovate and resell it, or build something new? Your plan decides which numbers matter most.
- 02Check the rules first
Before running any numbers, look at the zoning and lot requirements in that town or city. They can change what’s possible on a property.
- 03Run the numbers
Add up the purchase price, the cost of the renovation or build and your carrying costs while the work is underway. Then compare that with what the finished home is likely to sell for, based on recent nearby sales.
- 04Line up your team
Talk to your lender, inspector, contractors and designer early, and get real quotes rather than relying on guesses.
- 05Plan the exit
Think about who will buy the finished home and what recent sales tell you about that buyer, before you choose finishes or set a budget.
Buyer guide
Buying a home in the Triangle
A clear, step-by-step look at buying a home here, whether it’s your first or your next.

- 01Picture how you want to live
Think about your commute, the space you need, the style you love and the neighborhoods that feel like home. It makes the search far more focused.
- 02Get pre-approved
Speak with a lender early, so you know your budget before you start touring and can move quickly when you find the one.
- 03Sign a buyer agreement
A written agreement with your agent is required before you tour homes together. We’ll go over the terms with you first, including compensation.
- 04Look closely at each home
We help you weigh value, condition and potential against recent nearby sales, the way an investor would, so you can decide with confidence.
- 05Make a strong offer
We read the market and shape an offer that competes on both price and terms.
- 06From due diligence to closing
We explain how North Carolina’s due diligence period works and guide you through inspections, the appraisal and closing day.

Selling your home
The path from the first walk-through to closing day. Our free checklist, 5 Things to Do Before You List, is just below.

- 01Walk-through and plan
We tour your home together and talk honestly about what’s worth doing before you list and what isn’t, with design advice from Cristina on the changes buyers notice most.
- 02Pricing
We prepare a market evaluation from recent nearby sales and the homes you’ll be competing with, and walk you through the numbers.
- 03Presentation
Full or light staging, depending on the listing package you choose, plus professional photography and video help your home make a beautiful first impression online and in person.
- 04Launch and showings
We market your home widely, coordinate showings and follow up with every interested buyer and agent.
- 05Offers to closing
We compare offers on terms as well as price, negotiate firmly on your behalf and manage every step to closing.
