We price your home from recent nearby sales, tell you honestly which updates are worth making, and bring in professional photography, video and staging, full or light depending on your listing package. Then we market it widely, coordinate every showing and negotiate firmly on your behalf all the way to closing.

We buy, renovate and build homes of our own, so we help investors and builders the way we’d want to be helped. That means finding the right property, estimating what it will be worth once the work is done, introducing trusted contractors and lenders, and selling the finished home.

The Phayes Group is a full-service residential real estate team brokered by eXp Realty, founded by William Phayes Patrick II in 2020 and built alongside Cristina Galavis from day one. William and Cristina have lived in the Triangle their entire lives, and today our team helps people buy, sell and invest in homes across Raleigh, Durham, Cary, Wake Forest, Chapel Hill and beyond.
What sets us apart is three strengths working together: investor knowledge, design expertise and skilled negotiation. We’re investors and builders ourselves, with 15+ properties bought and sold of our own and our own building company, Phayes Building Co. That means we know how to judge a home’s value, its condition and its potential, and we bring that experience to every client, from first-time buyers to seasoned investors.
Cristina, a REALTOR® alongside William, brings a designer’s eye to every home, with practical advice on what to update and what adds value.
